NOTICE OF APPLICATION

NOTICE IS HEREBY GIVEN that on the 29th day of January, 2019, Alysia Henderson, filed an Application for a Decree of Summary Distribution of Real Property seeking an establishment in the name of Alysia Henderson of the decedent’s right, title and interest in and to certain real property located in Uinta County, Wyoming, and more particularly described as follows:

Parcel 1:

Part of Lots 9 and l0 in Block 36 of the Original Town of Evanston, Uinta County, Wyoming, according to the plat recorded August 19, 1870 on file in the office of the Uinta County Clerk, described as follows, to-wit: BEGINNING at the comer of said Lot 10 at the intersection of the alley and Sixth Street and running in a Southwesterly direction parallel to Sixth Street, 50 feet; thence at a right angle in a Northwesterly direction 110 feet; thence at a right angle in a Northeasterly direction 50 feet; thence at a right angle in a southeasterly direction I 10 feet to the PLACE OF BEGINNING.

Parcel 2:

A strip of land adjoining the Southeasterly side of Lot lOin Block 36 of the Original Town of Evanston, Uinta County, according to plat recorded August 19, 1870 on file in the office of the Uinta County Clerk, said tract being contiguous to said Lot 10 and originally platted as part of Sixth Street, but which has been vacated, being more particularly described as follows, to-wit:

BEGINNING at the comer of said Lot 10 at the intersection of the alley and Sixth Street and running Southeasterly 10 feet to the

Westerly line of Sixth Street; thence Southwesterly along said line for 50 feet; thence 10 feet Northwesterly to the Southeasterly line of said Lot; and thence Northeasterly 50 feet to the PLACE OF BEGINNING.

If no objection to the Application has been filed within thirty (30) days of the first date of publication of this Notice, the applicant will request that the Court enter a decree establishing in them all right, title and interest in and to the above described real property.

FORECLOSURE SALE NOTICE

WHEREAS, default in the payment of principal and interest has occurred under the terms of a Promissory Note (the “Note”) dated November 23, 2007, executed and delivered by Andrew Semsey and Wilma J. Semsey (“Mortgagors”) to Wells Fargo Bank, N.A., and a real estate Mortgage (the “Mortgage”) of the same date securing the Note, which Mortgage was executed and delivered by said Mortgagors, to said Mortgagee, and which Mortgage was recorded on December 7, 2007, at Reception No. R140650, in Book 904, at Page 266-274 in the public records in the office of the County Clerk and ex-officio Register of Deeds in and for Uinta County, State of Wyoming; and

WHEREAS, the Mortgage contains a power of sale which by reason of said default, the Mortgagee declares to have become operative, and no suit or proceeding has been instituted at law to recover the debt secured by the Mortgage, or any part thereof, nor has any such suit or proceeding been instituted and the same discontinued; and

WHEREAS, written notice of intent to foreclose the Mortgage by advertisement and sale has been served upon the record owner and the party in possession of the mortgaged premises at least ten (10) days prior to the commencement of this publication, and the amount due upon the Mortgage as of January 31, 2019 being the total sum of $104,082.03, plus interest, costs expended, late charges, and attorneys’ fees accruing thereafter through the date of sale;
